The housing market in 2022
Although 2021 is not quite over, forecasts indicate that it will have been the busiest year in the housing market since 2007. Will this continue into 2022? As we’ve said before, no one knows, but we can see from the Zoopla HPI forecast that it’s been a record year, that there was no dip post stamp duty holiday and that the pandemic property boom seems set to run into 2022.
There’s a lot to look at in the report, across prices, regional variations (with Manchester second only to Liverpool for price growth) and types of hot properties, but key is that the market is now back to ‘normal’ levels in terms of types of movers. There are upsizers, downsizers, those moving from the city to the country and the country to the city. Properties with gardens are more in supply and more in demand than flats and apartments without, but the market is moving across all types of properties.
If you are thinking of moving in 2022 do get in touch (do see our Christmas opening times below) for an up to date evaluation or just a chat about the local housing market. Do remember that we also have in house mortgage advisers who can advise on the state of the mortgage market and have access to offers that may not be available on the open market.

New proactive house search service
In addition to our award winning service we are pleased to inform you that we are now offering a proactive house search service. If there is an area/location where you particularly want to live we can help you find that perfect next house. This new service is bespoke to each client’s requirements. We can, based on your needs, pinpoint an area for future house moves and even if the houses are not for sale we can contact them to ask if they are looking to sell.
Christmas opening times
Finally, we’d like to make you aware that we will close for the Christmas holidays at 1.30 pm on Thursday 23rd December and will reopen at 9.30 am Tuesday 4th January. Happy holidays and here’s to a prosperous 2022.
